CUSTOMER ENVIRONMENT / PROJECT CONTEXTCustomer profile:The Red Group company commenced the construction of the administrative and hotel centre known as The Orchard in 2007. This centre has created a new dynamical environment for both work and leisure time in the heart of Ostrava. The investor has placed emphasis on ecology since the very beginning, and the environmentally clean location has been completed with an energy-efficient design of Schneider Electric products guaranteeing low operation costs. Customer objective and constraints:Ostrava is the third largest city in the Czech Republic. With more than three hundred thousand inhabitants it offers flexible, highly skilled labour and states very acceptable wage costs in the Czech Republic. It furthermore benefits from the support provided by the EU.
CzechInvest, the governmental agency aimed at support of direct foreign investments, has enrolled Ostrava on the list of locations with a maximum support in the form of tax relieves, and various grants in the field of employment and education. This may be also one of the reasons for which such tenants as HSBC (one of the largest banks in the world) and TietoEnator (one of leading providers of IT services in Europe) have already moved into this modern building. ![]() II. SOLUTION IMPLEMENTATIONImplementation methodology (main phases):The modern office and hotel facility in the Hornopolní street is currently in construction and after the total completion it will consist of three seven-storey office buildings with a lease area of 36,000 m2 and of the hotel building with 186 rooms which is to be completed in 2007. The first administrative building with 12,000 m2 of offices has begun its operation in October 2007. Orchard is the first Ostrava project which can provide its tenants with full comfort and connect business with services for leisure time, and thus it is able to overcome the usual concepts of office premises of the A class. The offices are of the highest standard, including doubled floors, the state-of-the-art telecommunication connection, soffits with integrated illumination and air conditioning systems.
