Integrated Solution for Energy Management

I. CUSTOMER ENVIRONMENT / PROJECT CONTEXT

Customer profile:

Rixos Hotels developed the concept of 'All Inclusive, All Exclusive' when they established their first hotel in 2000 in Antalya, Turkey. Today they are a chain of 15 hotels, spread across Turkey, Europe and the Middle East.

Rixos Hotels commenced the work on Rixos, Grand Ankara (a 5 star hotel) in 2007. The Hotel is an 18 floor high-rise building with 215 deluxe rooms and suites, 4 ballrooms, 5 halls and convention centres, 5 meeting rooms, 2 restaurants and a royal spa and wellness centre.

Rixos Hotels ownes and manages all its properties.

Customer objective and constraints:

The investor wished to develop the property with an emphasis of having a seamless integrated solution for all energy management requirements from a single solution provider. They also gave due importance to the safety and security of their guests and wished for their end-users to enjoy a very unique experience during their stay with Rixos.

Since Rixos, owned and managed its premises, there was a need for a central point to drive the complete installations for its energy systems. This central point had to be a provider of power systems, building management systems (open architecture) and also have proficiency in guest-room management in terms of comfort and security.

Rixos, Grand Ankara also needed to make sure that its critical power supply was in tandem with the requirements of the hotel. Hence the solution provider had to involve strategies which involved critical power scheduling and efficient energy management.

Rixos, Grand Ankara selected Schneider Electric to help them establish their objectives.

II. SOLUTION IMPLEMENTATION

Implementation methodology (main phases):

Phase 1: Implemention of Building Management System (Lon-Based) for HVAC, Lighting and Fire Detection into facility; Alongside Power solutions (Medium and Low-Voltage, Power Quality)

Phase 2: Implementation of guest-room energy management measures for HVAC and lighting control through KNX (Merten). Scene settings (curtain control, Entry-Sleep-Exit scenarios) were established through access cards for guest comfort.

Phase 3: Integration of Fire Monitoring devices with HVAC devices. This includes Elevator monitoring,coldroom energy management, installation of Energy Efficient speed drives and also installation of air-quality sensors in parking vicinities.

Phase 4: Implementation of CCTV systems (Pelco Integra) with features to integrate into central BMS workstation.

Phase 5: Implementation of critical power monitoring strategies for emergency power supply through Schneider Electric Automation solutions using Twido PLC's. This helps in providing reliable energy to the Hotel, 24 hours

Phase 6 and Phase 7 involves energy monitoring and energy actions which can, contain operating costs of facility management to an efficient level through continued efforts between Schneider Electric and Rixos

Schneider Electric has supplied a complete, integrated solution for systems ranging from Medium and Low Voltage, Power Quality Solutions (Filters and Capacitor Banks), busbar systems, TAC Vista Building Management System for HVAC and lighting control, Pelco Integra CCTV system, Twido Auotmation for Power Optimisation solutions, and KNX Guest-room management.

Thanks to the open architecture of solutions, Rixos enjoys the benefit of integrating 3rd party equipments and also future energy conservation measures.

III. RESULTS / ACHIEVEMENT
